Multifamily projects taking shape in West Palm Beach
West Palm Beach has been in the news for a few years as the Wall Street of the south. So how does the project pipeline look if the country is flocking to the deep sea south? Developers have always been interested in investing in West Palm Beach but growth has been slower than Fort Lauderdale and Miami. However momentum has shifted and these projects are well underway to help shape the new Downtown West Palm Beach. We are here for it, folks.

One West Palm
Will this finally be the year of completion? Hopefully, or this developer might be facing a hefty fine by the city!
One West Palm at 550 N Quadrille Blvd in downtown West Palm Beach is a long-anticipated, signature mixed-use development that’s reshaping the city’s skyline developed by real estate developer Jeff Greene.
The mixed-use project was designed as a 30-story tower and spanning over 820,000 square feet. The project combines Class A office space, a full-service hotel, luxury residential units, ground-floor retail and dining, and an array of upscale amenities — from fitness facilities and indoor pools to event spaces and outdoor decks — all anchored around a central podium and structured parking.
Originally slated for completion in the early 2020s, One West Palm has faced construction delays in recent years, prompting an agreement with the city to finish the project by 2027 or face liquidated damages. Once completed, it is set to be the tallest building in Palm Beach County, bringing new office, hospitality, and residential offerings right in the heart of downtown, adjacent to transit and waterfront amenities.
Off the record, we’ve worked with the developer on a fractured condominium where he (Jeff Greene) was the majority owner and we can picture exactly why this project might be experiencing that many delays but that’s between you and us! Did someone say change-order?
The Spruce
Another Affiliated Development apartment project has recently began welcoming new residents. This affordable housing project, The Spruce, is located in Northwood Village, close to the new “Nora District.”
What we love most about The Spruce, isn’t only their unique name, but the attainable price point without sacrificing style and luxury. Affiliated Development continues to delivery on it’s promise to provide luxury units offered at attainable rents. They continue to expand into markets that are under developed and pave the way for growth.
